Meeting Summary; 
A regular meeting of the Board was held on Wednesday July 29, 2015 at the office of Board President Bruce Wilson. Attending the meeting in person and by teleconference were: President Bruce Wilson, Secretary Debbie Director, Treasurer Helen Hoart, ARC Head Paul Salditt, and Vice President Mary Haverback.

The first item on the Agenda was the review and ratification of votes taken by email since March 11, 2015. The list of votes taken by email was reviewed and discussed by the Directors. President Wilson abstained from voting on the landscape and drainage plans for 8 Farview. Secretary Director moved to ratify the email votes, the motion was seconded and the vote was approved by all.

The next item on the agenda was the construction of individual homeowner crossovers at 16 and 18 Ocean Drive. Discussion involved the crossover construction, replacement requirements following damage by a storm, and the requirement for the homeowners to release the North Shores Board of Governors from any liability associated with damage from debris or destruction of the crossover by a storm or beach replenishment. The Board agreed that replacement of the crossovers will require reapplication with no guarantee of continued acceptance of the current design and construction. Relocation or replacement of the existing sand fence is likely in the near future due to the growth of the dune and grasses extending past the current fence. The Board agreed that the homeowners should be informed in the letter that North Shores cannot guarantee that future sand fence placement will align with the current walkways. Further discussion included that under no circumstances can any portion of the walkways be constructed on North Shores lands to the east of the eastern property line for both homes, which is approximately where the current sand fence now stands. Historically the approval of handrails forward of the dune line has been limited to medical disabilities. Walkways must conform to DRNEC approval and permits. The Board agreed that post construction approval letters would be sent to the homeowners and include the provisions discussed. Approval will not extend to gates or signage seaward of the dune line.

The construction application for a new home at 17 Cardinals Lane was the next item for discussion. ARC Head, Paul Salditt recommended conditional approval of the plans. He recommended that the covenant obligation for runoff be included in the letter of approval. The Board approved the plans with the condition that all roof water and surface drainage would be directed to the front of the property at Cardinals Lane.

Other business included the upcoming meeting held each year with staff members to evaluate the season and recommend changes for next year.
