A special meeting of the Board was held on Sunday, June 9, 2013 at the office of Board President, Bruce Wilson. Present in person and by telephone conference were: President Bruce Wilson; Secretary Debbie Director; Treasurer Donnee Ramelli; Vice President Mary Haverback; and ARC Head Paul Salditt.
The first item on the Agenda was the approval of votes taken by email since March 28th 2013 meeting. The Directors reviewed the list of all votes taken by email. A vote was taken to ratify the email votes and they were approved.
President Bruce Wilson reported on the progress of the pool house punch list with builder Phillip Bradley. Some items on the punch list were temporary fixes to determine if they would be a long term solution. These were related to improvements in the shower area to contain water that was splashing out of the shower cubicle. Monitoring of the bath area by the lifeguard staff should eliminate the problem of shower heads being directed outside the shower area. Rob Miller confirmed after visiting the site earlier in the week, that there was positive slope to the drains.
Discussion of the pool house floor texture was resolved with a decision not to add more grit to the floor in the common area. A decision to apply a rough non-skid finish over the concrete in the community room will be delayed until the close of the season. ARC head, Paul Salditt recommended using yellow caution signs until a more thorough evaluation of the surface could be made. Paul cautioned against spending money on an unproven change to the floor. The pool house floor is approved for installation on continuously wet surfaces including pool deck surfaces. Rob Miller reported to Bruce Wilson that the floor had been installed correctly and as specified.
Treasurer Donnee Ramelli reported on the employee staffing and benefits annual evaluation. The Board accepted Donnee’s salary recommendations. Donnee reported that our staff was dedicated and hardworking, trying to serve the Board and the community.
Other Business included correspondence with Mark Rohde of the Villas West. After comments from several residents at the annual meeting, Bruce Wilson will ask Mark to consolidate the views held by those residents and report to the North Shores Board with a unified position that represents the Villas West.
A resident on Harbor Road had reported flooding and standing water at his house over the weekend. Donnee Ramelli, Paul Salditt and Debbie Director all reported visiting the property and could not confirm standing water at the road. Bruce Wilson reported that property manager Steve Houston had cleared the North Shores drainage system. Steve had reported standing water under the resident’s house and severe grading problems, concluding that it was not a North Shores drainage problem.
