Meeting – 08/30/14
A regular meeting of the Board was held on Saturday August 30, 2014, at the North Shores Office in Rehoboth Beach. Attending the meeting in person and by teleconference were: President Bruce Wilson, Secretary Debbie Director, ARC Head Paul Salditt, and Vice President Mary Haverback. Treasurer Donnee Ramelli attended by teleconference.
The first item on the agenda was the review and ratification of votes taken by email since November 23, 2013. The directors reviewed the full list of votes taken by email, and items were discussed. President Wilson then moved to ratify the email votes, seconded by Secretary Director. All were approved.
President Wilson reported to the Board on the most recent developments of the proposed construction at 16 Cardinals Lane. Recently submitted revised plans reflect construction changes to the garage and the addition of shed roof porch awnings at the property that would be installed at two entrances at the back of the home.
President Wilson led a discussion of the amended application for the garage structure and its compliance with the North Shores 2005 Architectural Requirements. The Board has received legal advice confirming the Board’s view that the community standard 15-foot setback line will apply to the border between the garage currently being constructed and the neighboring property at 18 Cardinals Lane. A variance was granted originally by the Board in approving the initial garage construction application in April, following negotiations with the immediate neighbors. After extensive discussion, the Board voted to deny the amended application for the garage and approved the roof shed porch awning application.
